The search will return all waterfront lots, including those that don't have harbor or river access (e.g. frontage on lakes, freshwater canals, etc.). 

The Sarasota and Charlotte County Property Appraisers have a great websites that can help you do research on interesting property. Using the address provided by the MLS system, you can look up a property. Both counties have mapping sites. These systems give you the ability to view the property from aerial photos. When you find an interesting property, use the following links to go to the Sarasota County Property Appraiser or the   Charlotte County Property Appraiser website. To map the property use these links depending on the location of the property http://gis.scgov.net/ or www.ccgis.com to go to the county's mapping sites.

In the past years the waterfront land market had become very active. Prices increased steadily. In many of our communities selling prices had risen 50% per year. Since mid-2006 the investment in vacant land fell off precipitously. Today's selling prices are back to pre-boom levels. Financing vacant land can be challenging today. However the availability of premium building lots may never be better than what is on the market today.
