The community of South Gulf
Cove is a deed restricted community located just off rte. 771 on the way to Boca Grande from Port
Charlotte. This is a newer community with an extensive canal system ( approximately
55 miles of navigable canals). Most
of the canals are very wide. 
The
canal system provides the residents of this community with access to
Charlotte Harbor. All the canals converging into the Interceptor Lagoon
which leads to a lock near the mouth of the Myakka River. From here
the residence have access to Charlotte Harbor and the gulf of Mexico. A
number of the properties are designated as having sail boat access meaning
that there are no bridges to the
harbor.
South Gulf
Cove is becoming increasingly popular with people who want affordable
water front and a community with an upscale look and feel. Today it is
still possible to find a newer waterfront pool home with all the bells and
whistles for under $400K.
Many of the residents of South Gulf Cove are active in their community. There is a Yacht Club and a community web site.
Just
a few years ago this area was thought to be out of the way, but as the
area has developed retail shopping has followed and is now only minutes
away.
There are many fine restaurants in easy driving distance. This
community is also a short drive to the gulf beaches. Any closer to the
beach and you'll find the price of salt water canal property more than
doubles. At this time only about one third of the lots in South Gulf
Cove are developed and some of the available lots are still awaiting the
county to bring water and sewer. If everything goes according to plan the
sewer and water will be through out the community by 2005.
Just across rte. 771 and within 15 minutes of South Gulf Cove you'll find 4 golf courses; Long Marsh, Palms, Oakland Hills, and Cape Haze links. So if you're looking for a water front community, you like being conveniently located to the beach, golfing, shopping and dining then this community is definitely worth a look.
